What is an EPC?
EPC stands for Energy Performance Certificate. It is a document that shows how energy efficient your property is on a scale from A to G, where A is the most efficient and G is the least. It also gives you an idea of how much it costs to heat and light your property, and what improvements you can make to save energy and money.
An EPC contains the following information:
- The current energy rating of your property and the potential rating if you make the recommended improvements
- The current carbon dioxide emissions of your property and the potential emissions if you make the recommended improvements
- The estimated energy costs of your property for the next three years and the potential savings if you make the recommended improvements
- A summary of the energy performance features of your property, such as walls, roof, windows, heating system, lighting, etc
- A list of the recommended improvements for your property, such as installing insulation, upgrading your boiler, using low-energy lighting, etc
An EPC is not only useful for you as a seller or landlord but also for potential buyers or tenants who want to know how energy-efficient your property is and how much they can expect to pay for their bills.

How to get an EPC
To obtain an EPC, hire a qualified assessor who assesses various property aspects like size, layout, heating, insulation, and more. They use software to calculate the energy rating and generate the EPC.
At Hamptons, we can connect you with trusted, experienced assessors at competitive prices. We also handle all paperwork and administration, ensuring a hassle-free process. Alternatively, find an assessor online or through a local directory.
When the assessor is commissioned, make sure to provide as much information as possible about heating systems, insulation, double glazing, etc., as they will not include anything that is not immediately obvious or evident.
How long does an EPC take?
The EPC's turnaround time varies based on factors like assessor availability, property size, and software speed. Generally, it takes a few days from appointment booking to certificate receipt.
The property inspection by the assessor lasts 30 minutes to an hour, depending on property size and features. Within 24 hours, the assessor generates the EPC and sends it to you via email or post.
Choosing us as your estate agent ensures a swift process. We arrange a convenient assessor appointment, monitor progress, and provide ongoing support and updates.
How long does an EPC last?
An EPC certificate is valid for 10 years from the date it is issued. This means that you can use it multiple times during this period if you decide to sell or let your property again. However, if you make any significant changes to your property that affect its energy performance, such as adding an extension, installing a new boiler or replacing your windows, you may need to get a new EPC to reflect these changes.
You can check the expiry date of your EPC in the top right-hand corner of the document. You can also access your EPC online by entering your report reference number (RRN) on the EPC register.
Do you need an EPC to sell a house?
Yes, you must have an EPC to sell a house in the UK. It's a legal requirement to provide it to potential buyers or tenants before viewings or offers. Advertisements, including online listings and brochures, must display the property's energy rating.
Failure to provide an EPC may result in a £200 penalty per property and deter potential buyers or tenants due to a lack of transparency on energy performance.
Obtaining an EPC promptly when selling or renting is advisable. Compliance with the law attracts more interest and offers from those valuing energy efficiency and sustainability.
