About this property

A detached character cottage from the 1900s with swimming pool and west-facing gardens, in a highly desirable semi-rural setting

Rose Cottage was originally three houses of early
1900s origin, converted into one property in the 1970s.
The charming detached red brick cottage is set within
attractive gardens and benefits from private parking,
garaging, a swimming pool and a number of varied
outbuildings, which present a great opportunity for
further development. The very private setting is quiet
and peaceful, with excellent access to footpaths and
lovely views over open countryside. The house is well
presented and characterful, and offers fantastic scope
for personalisation.

The house has a variety of period features, including
exposed beams and large fireplaces. There is good
storage within the reception room and bedrooms, with
natural materials like wood doors and stone floors
adding to the country style. The accommodation is
generously proportioned and extends to about 3600
sq ft over two floors. The ground floor is entered via a
reception hall with cloakroom, which leads to an open
plan kitchen and dining room and a 28ft dual aspect
lounge with wood burning stove. There is a further sitting
room, a sun room overlooking the rear garden and a
laundry room. There are two staircases to access the
first floor: from the sitting room, there are two double
bedrooms and a shower room, and from the main
entrance hall there are three good-size bedrooms and a
further shower room. A detached outbuilding includes a
gym/garden room and two storage rooms, which offers
great potential for further development.

Outside
The gardens are attractive and mature, enclosed by
well established trees which make the sizeable plot feel
very private. The rear garden is west facing and mostly
lawned, with a paved terrace adjoining the house and
a separate walled terrace which surrounds the heated
outdoor swimming pool, which has an electric cover
and has an adjoining pool house and bar. There is a
parcel of lawn to the front and a gravel driveway, which
leads up to the attached single garage.

Situation
Brimpton Common is a small, semi-rural hamlet about
one mile west of Baughurst, which has amenities
including a village hall, small Tesco convenience store,
a leisure centre, secondary school and pubs, such as
the highly regarded Wellington Arms. There are more
extensive amenities in the regional centres of Reading,
Newbury and Basingstoke, which have extensive retail
and leisure facilities, and there are footpaths along
the Thames which can be accessed at Woolhampton,
which also has a station. Road communications locally
are excellent, with both the M4 and M3 motorways
easily accessible and a number of commutable towns
within easy reach. There are mainline stations at
Reading, Wokingham and Newbury (Reading to London
Paddington in 29 approx. minutes). Schooling options in
the area are excellent, including Brockhurst, Marlston,
Downe House, Bradfield College and Elstree, with many
excellent schools in Reading.
